  1. Why should I rent from your company?

    Finding the right new home can be a daunting task. Our goal is to furnish you with a clean functional residence at a fair price. One of the most important factors to consider when selecting a home to rent is the ability of your landlord to provide you with prompt professional management services. For over 35 years we have been dedicated to providing our owners and residents with excellent and prompt service.

    • Residents are treated with respect.  You are important to us and without you we wouldn't be in business
    • Our staff is highly trained in property management and strive to provide prompt, dependable, quality service.
    • We use licensed and insured maintenance personnel who provide prompt quality maintenance services.
    • We provide Residents with a 24-hour emergency phone number.
    • We provide detailed Move-in and Move-out Inventory forms for proper documentation of the condition of your rental.  All security deposit dispositions are handled promptly and according to California State Law.
    • All deposits held by Partners Property Management are kept in a FDIC insured banking institution.
    • When you sign your lease, you have a meeting with your property manager to go over all parts of the lease to help ensure that everyone is aware of their responsibilities under the lease.
    • We respect your privacy. All inspections, property showings, maintenance, etc... is by appointment with the resident, except in cases of emergency.
    • All our property managers are licensed real estate professionals according to state requirements.

  2. How do I arrange to view the interior of a property?

    Drive by the property you are interested in to be sure that the age, condition, and surrounding area of the home is acceptable to you, then click Schedule Appointment or call our Rental Hotline at (209) 910-3690 to schedule an appointment.  ^TOP

  3. How do I apply to rent?

    Just complete Partners Property Management's application form and submit it to our office with the required processing fee of $25.00 per adult.  You will also need to supply a photo ID, Social Security card, and proof of employment and income equal to 2.5-3 times the monthly rent of the property that that you are applying for.  In most cases, 2 months of paycheck stubs with YTD will suffice for this requirement.  If pay stubs are not available, ask us about alternatives.Download Application.^TOP

  4. On what basis will my application be screened?

    We do not require perfect credit and understand circumstances arise that may have been unavoidable that negatively affected your credit.  We look for good credit, good tenancy, and 2.5-3 times the monthly rent as income.  Please review our Rental Qualifications page for more information.  In some cases additional deposit or a cosigner may be acceptable to compensate for credit or lack of tenancy issues. ^TOP

  5. What would be cause for automatic denial of my application?

    An incomplete or falsified application with little or no verifiable information, an applicant with an eviction on record within the last 5 years, an unfavorable rental reference or any type of negative rental history, bankruptcy proceedings that have not yet been discharged.^TOP

  6. What is your pet policy?

    Most, but not all, of our properties will accept pets with certain restrictions and an additional security deposit, so be sure to check with our office to see if your pet would be permitted.  Prohibited types of pets include the following dog breeds; Rottweiler, Doberman, and any breed commonly referred to as a "pit bull".  We will need a current picture of your pet(s) and a current shot record to be included with your application.  In addition, you may be required to provide proof of Renter's Insurance.^TOP

  7. How long will it take to process my application?

    Processing time is generally one business day but may take longer depending on how soon we receive information back from your employer and landlords.  We highly recommend you contacting your employer, current and previous landlords and ask them to promptly reply to our request for verifications in a timely manner.^TOP
